INNOVATIVE SOLUTIONS FOR MILITARY HOUSING

Michaels Development Company, in conjunction with Michaels Military Housing LLC and Interstate Realty Management made entry into the militaryhousing field with a comprehensive development and management plan for military residential housing atFort Leavenworth, Kansas.Established in 1827, Fort Leavenworth is the oldest continually active post west of the Mississippi River. It has served as an important base of operations in the West and is home to many significant historical landmarks. It is also a leading military and combat education-training center and is home of the Combined Arms Center and its four major subordinate organizations. In addition, Fort Leavenworth is home to the Training and Doctrine Command, Assistant Deputy Chief of Staff for Intelligence-Threats and the United States Disciplinary Barracks, which remains the only maximum-security military prison in the United States. The total military population is approximately 2,800, with some 3,500 family members living on post. There are 1,562 family housing units on post located in 21 neighborhoods, including 253 historic homes. The initial development plan called for the demolition of homes not suitable for renovation, the construction of replacement homes, the completion of 50 historic renovations, the completion of minor and medium renovations on more recently built homes, and the completion of major renovations to existing homes, including the addition of 250 square feet of living space and a two-car garage. In addition, a variety ofrecreation areas were constructed, including a large community center and two smaller neighborhood centers.A series of multi-use trails and walking paths were created to link all neighborhoods, amenities, schools and existing recreation/shopping destinations.Tot lots, playgrounds, picnic areas and recreation areas will also be constructed. The goal of the plan was to ensure that Fort Leavenworth remains the "Best Hometown in the Army" for soldiers and their families.
